How complicated is the roof? Hips, valleys, dormers and a lot of penetrations push you toward a concealed-fastener standing seam system, because every exposed fastener on a complex roof is one more place water can find later. A simple gable roof opens up cheaper options.

How close are you to salt water? Coastal exposure changes the metal and the fastener before it changes the profile. On a barrier island the finish and the fastener metallurgy matter more than which seam you pick.

How long do you plan to own the house? An exposed-fastener roof such as 5V crimp costs less to install and needs its fasteners revisited over the years. A mechanically seamed roof costs more up front and asks for less attention. If you are moving in six years those two facts point in opposite directions than if this is the last roof you intend to buy.

What will the HOA accept? In much of Boca Raton, Delray Beach and Wellington the architectural committee has opinions about profile and colour, and it is cheaper to learn that before the proposal than after. We check it as part of the estimate.

What a Real Estimate Should Contain

A quote that is a single number with no line items is not cheaper. It is just less specific about where the money goes, and the gaps tend to surface once the old roof is already off.
