A leaking metal roof is usually not a failed roof. Metal panels routinely outlast the parts around them, so on a roof that is under about twenty years old the water is nearly always coming in at a penetration, a transition, or a fastener, not through the metal itself. Those are repairable, and repairing them is a fraction of the cost of a full replacement.

Where Metal Roofs Actually Leak

In order of how often we find it:

  • Pipe boots. The rubber collar around plumbing vents dries out, splits, and lets water straight in. The most common leak on any Florida metal roof, and the cheapest to fix.
  • Exposed fasteners with failed washers. On 5V crimp and other exposed-fastener systems the neoprene washers harden and shrink in the UV, and the screws back out with thermal cycling. Each one becomes a hole.
  • Flashing at walls, chimneys, and skylights. Sealant-dependent details fail long before the panels do, especially where a roof meets a vertical wall.
  • Valleys and transitions. Debris packs into the valley, water backs up over the panel edge, and it finds the seam.
  • Ridge and hip closures. Foam closures degrade and wind-driven rain gets pushed up under the ridge cap.
  • Storm damage. Lifted panel edges, loosened clips, and impact damage after a named storm, which often looks minor from the ground.

What a repair involves depends on how the roof was put together.

Standing seam and mechanical seam

Concealed-fastener systems, so leaks show up at penetrations and terminations rather than in the field of the roof. Individual panels can often be released and reseated, but the seam has to be reformed correctly or the repair becomes the next leak. 5V crimp and exposed-fastener panels

These roofs are held down by thousands of visible screws, and the screws are the maintenance item. A common repair is a full refasten with oversized screws and new washers rather than chasing individual leaks. Our 5V crimp page covers the long-term maintenance math on these systems.

Snaplock and nailstrip

Concealed fasteners with a simpler lock than a mechanical seam. Panels can usually be unsnapped and replaced individually, which makes localized damage straightforward to repair. Compare the snaplock and nailstrip assemblies.

When Repair Stops Being Worth It

We would rather tell you this before you spend money than after. Repair is usually the wrong call when:

  • Corrosion or coating failure is widespread rather than isolated to a few panels
  • Fastener holes have elongated across the whole roof, so new screws will not hold
  • The decking or underlayment below the panels is wet or rotted over a large area
  • The roof is near the end of its service life and you are already getting insurance non-renewal notices
  • You have paid for the same leak more than twice

In those cases the honest answer is a replacement, and we will say so on the inspection rather than selling you a repair that buys a season.

After a named storm the damage that matters is often not visible from the driveway: lifted panel edges, loosened clips, and stressed seams that leak the next time it rains sideways. We inspect the roof, photograph what we find, note the panel profile, gauge and finish, and give you a written assessment you can hand to your carrier. Can a metal roof be repaired, or does the whole roof have to be replaced?

Most metal roofs can be repaired. Panels are installed in runs, so a damaged section can usually be resealed, refastened, or swapped without touching the rest of the roof. Full replacement is normally only the better value when the panels have widespread corrosion, the fastener holes have elongated across the roof, or the decking and underlayment underneath have failed.

Why is my metal roof leaking if the panels look fine?

On metal roofs the panels are rarely the leak. Water almost always gets in at a penetration or a transition: pipe boots that have dried and split, skylight and chimney flashing, valleys, ridge and hip closures, or backed-out fasteners with failed neoprene washers. That is why a repair starts with finding the entry point rather than patching the stain on the ceiling.

How much does metal roof repair cost in Delray Beach?
