Metal Roof Maintenance in Florida: What to Check and When
Inspect a Florida metal roof once a year before June 1 and after every named storm, and rinse it yearly within half a mile of salt water. Full checklist.

Inspect a Florida metal roof once a year, ideally in May before hurricane season starts on June 1, and again after any named storm. Check pipe boots, exposed screws and washers, flashing, valleys and ridge closures, and clear the debris. Within half a mile of salt water, rinse the panels with fresh water every year and keep a dated record.
Metal panels outlast the parts around them. On a roof under about twenty years old, water that gets inside almost always comes through a pipe boot, a screw, a flashing or a valley rather than through the metal, so maintenance is mostly about those parts and about keeping dirt and salt off the finish.
How often should a metal roof be inspected in Florida?
Once a year before hurricane season, after every named storm, and on a yearly rinse schedule if the house is near salt water. The schedule below lists what each visit covers and where the rule comes from.
| When | What to do | Why |
|---|---|---|
| Once a year, before June 1 | Inspect pipe boots, screws and washers, flashing, valleys, ridge and hip closures, and gutters | The Atlantic hurricane season runs June 1 to November 30 (NOAA National Hurricane Center) |
| After every named storm | Look for lifted panel edges, loose clips and stressed seams, and photograph them | Storm damage that leaks later often does not show from the driveway |
| Once a year | Clear debris from valleys, gutters and panel laps; wash with water and a mild detergent | MBCI advises at least an annual cleaning (February 2021); Drexel Metals' warranty excludes failure to remove debris from overlaps (revised January 2025) |
| Once a year, within half a mile of salt water | Rinse the whole roof with fresh tap water and keep a dated record | Englert's coastal aluminum warranty requires a yearly rinse and the records on request (issued August 8, 2022); Drexel recommends a yearly freshwater rinse near the seashore |
| Every 3 to 5 years | Deep clean tree sap and oxidation | MBCI's cleaning guidance |
What should you check on a metal roof?
In the order we find leaks most often on Florida metal roofs:
- Pipe boots. The rubber collar around a plumbing vent dries out in the sun and splits. It is the most common leak on any Florida metal roof and the cheapest to fix.
- Exposed screws and their washers. On 5V crimp and other exposed-fastener roofs the rubber washers harden and shrink, and the screws back out as the metal heats and cools every day.
- Flashing at walls, chimneys and skylights. Details that depend on sealant fail long before the panels do, especially where a roof meets a vertical wall.
- Valleys and transitions. Leaves pack into the valley, water backs up over the panel edge, and it finds the seam.
- Ridge and hip closures. Foam closures break down and wind-driven rain gets pushed under the ridge cap.
- Gutters and debris. MBCI notes that a buildup of leaves can hide leak areas and spots that are rotting.
- Metal shavings and contact with other materials. Shavings left from cutting can stain a panel or rust through it (MBCI, August 2017), so anyone who works on the roof, including solar or air conditioning crews, should sweep them off. Drexel's warranty also excludes runoff from lead or copper flashing, and Englert's excludes contact with pressure-treated lumber.
What maintenance does each type of metal roof need?
Standing seam and mechanical seam
The fasteners are hidden under the seams, so the yearly check is about penetrations, flashing, closures and the ends of the panels rather than the open field of the roof. See how a mechanical seam and a standing seam roof go together.
Snaplock and nailstrip
Also concealed fastener, with a simpler lock. Look for panels that have lifted at the seam after a storm, and on long nailstrip runs, for fasteners that have loosened with heat. Snaplock vs nailstrip explains how each one attaches.
5V crimp and other exposed-fastener roofs
These roofs are held down by thousands of visible screws, and the screws are the maintenance item. Check a sample of screws and washers every year; when the washers have failed across the roof, a full refasten with oversized screws and new washers usually beats chasing single leaks. The 5V crimp page covers the long-term math.
How do you clean a metal roof without voiding the warranty?
- Read the care guide from the company that made your panels before you use anything stronger than water. MBCI warns that misusing even an accepted cleaning agent voids the manufacturer's warranty.
- Use water and a mild detergent for routine cleaning, and do not use bleach, which can change the color of the finish.
- Do not use wire brushes, abrasive pads or metal rakes, which scratch the coating.
- Tar, grease and adhesive may need a solvent or alcohol-based cleaner; follow the panel maker's list.
What does salt air change about metal roof maintenance?
Two things: the rinse and the paperwork. Englert's coastal warranty for prepainted aluminum applies within half a mile of a seacoast, salt water or brackish water, requires an annual fresh-water rinse, and says the warranty is void if the owner cannot produce the maintenance records. Keep a dated photo of each rinse with the roof proposal.
Galvalume is stricter: the Galvalume warranties we read do not cover homes within 1,500 to 2,800 feet of breaking surf at all. The distances, and why aluminum is the usual choice close to the water, are in aluminum vs Galvalume near the ocean. The 2026 Florida Building Code also adds corrosion rules for fasteners within 3,000 feet of a saltwater coastline; see metal roof changes in the 2026 code.
When does maintenance turn into a repair or a replacement?
A failed boot, a run of backed-out screws or a worn closure is a repair. It stops being worth repairing when corrosion or coating failure is spread across the roof, when screw holes have stretched so new screws will not hold, when the decking under the panels is wet over a large area, or when you have paid for the same leak more than twice. Metal roof repair covers how we find the leak, and metal roof replacement covers the other case.
Frequently asked questions
Do metal roofs need maintenance?
Yes, though most of it is on the parts around the panels: pipe boots, screw washers, sealant, ridge closures and gutters. The panels themselves need debris cleared and, near the coast, a yearly rinse.
Can I pressure wash a metal roof?
MBCI lists pressure washing with a 40-degree tip as an option, along with water and a mild detergent. It warns against bleach, wire brushes and abrasives, and says misuse of cleaning agents voids the manufacturer's warranty. Read your panel maker's care guide first.
Should I walk on my metal roof to inspect it?
No. Look from the ground, from a ladder at the eave, or from an upstairs window, and photograph what you see. Walking the roof is a job for a crew with fall protection.
Will you inspect a metal roof you did not install?
Yes. Most of the repair work we do is on roofs somebody else put on, and the inspection is free.
