
Wellington's Windload Form Is Property-Specific
Wellington's Building Division processes permits electronically and enforces the adopted Florida Building Code. Its published windload and flood-resistant design certification records the code edition, exposure category, risk category, enclosure classification, mean roof height, basic wind speed, roof dead load, and actual component pressures.
Those fields explain why one advertised wind rating should not be copied across every Wellington proposal. A one-story home, a taller estate, a barn, and a detached guesthouse can have different geometry, height, openings, deck conditions, roof zones, and design pressures even when they share one address.
One Property Can Contain Several Roofing Decisions
Wellington's mix of planned communities and equestrian properties makes scope definition unusually important. The main residence may prioritize concealed fasteners and a community color standard, while a barn or accessory building may have a different slope, ventilation pattern, deck, use category, access route, and budget. Each structure should be identified in the plans and matched to its own approved assembly.
The estimate should also say whether gutters, cupolas, skylights, rooftop equipment, covered walkways, and low-slope tie-ins are included. If a project is phased, clarify which permit, inspection, mobilization, and closeout costs apply to each phase rather than presenting one blended price with unclear exclusions.
Village, ARB & HOA Review Are Different Layers
Wellington has an Architectural Review Board, but the Village's published duties focus on approved materials and colors, appeals, alternatives, and review of multifamily or non-residential development. That page does not establish universal ARB review for every single-family reroof. Confirm Village review for the actual property and proposed change.
Private HOA or community review is separate. Obtain the governing documents when they apply, confirm the acceptable panel profile and color, and keep private approval aligned with the permit documents. Neither a Village permit nor an HOA letter should be represented as automatically satisfying the other layer.
Selecting the Panel by Building and Use
A mechanically seamed standing-seam system may suit a higher-exposure or low-slope application when allowed by its approval. Compare the exact approval, slope limits, fastening, finish, maintenance, and private design rules for each structure.

- Match the panel, deck, underlayment, clips, fasteners, and zones to current approvals.
- Verify Village, ARB, HOA, and flood requirements only where they apply.
- Define access, animal-safety, staging, inspection, deck-repair, and closeout responsibilities.
