
Greenacres Moved New Permit Applications to MGO Connect
Since April 16, 2026, Greenacres has accepted new permit applications and plans electronically through MGO Connect. A current roofing proposal should use that City workflow and verify that the parcel is actually inside Greenacres jurisdiction rather than assuming every Greenacres mailing address follows the same process.
Electronic submission does not make the roof specification generic. The contract and permit set should name the panel, metal, finish, underlayment, clips or fasteners, deck, roof zones, and current product documentation. That lets a homeowner compare assemblies instead of comparing only square-foot prices.
What the Greenacres Reroof Package Requires
The City's reroof application calls for the applicable roof-type package, marked product approvals or NOAs, an aerial depiction of the roof, and a signed acknowledgment of the reroof procedure. Marking the relevant pages matters because a long approval document can cover multiple decks, slopes, pressures, and fastening options that do not all apply to one house.
Commercial structures and buildings over 30 feet have an additional signed-and-sealed wind-pressure requirement. That condition should not be copied into every one-story residential estimate, but every project still needs attachment and roof-zone information consistent with its actual design.
- Show the roof outline and slopes clearly on the aerial depiction.
- Identify every panel, underlayment, deck, and attachment option that applies.
- Remove irrelevant approval pages so the permitted option is unambiguous.
- Coordinate penetrations, flashing, valleys, and edge details with the same system.
Two Inspection Routes for Licensed Contractors
Greenacres allows licensed contractors to use progressive inspections or the City's defined two-inspection certification route. The certification path includes a first-day in-progress inspection, an affidavit, and photographs. Owner-builders must use progressive inspections. The scope should state which route is planned before tear-off so deck, dry-in, and metal details are documented at the correct time.
The City's wood-deck retrofit form requires an evaluation, but enhanced connections apply only when the form's age, value, and exception conditions are met. A responsible estimate carries an allowance for verified deck or connection work without telling every Greenacres homeowner that the same retrofit is automatic.
Panel Choices for an Inland Greenacres Home
Greenacres is inland Palm Beach County, so it should not be described as HVHZ or given a blanket oceanfront corrosion specification. Roof shape, tree cover, heat exposure, community rules, budget, and maintenance priorities can matter more than salt spray for many addresses.
A standing-seam system conceals primary panel fasteners. Nailstrip can provide a clean concealed-fastener appearance on compatible geometry. 5V crimp lowers initial cost but uses exposed fasteners that need inspection and maintenance. The permitted assembly and written warranty should decide among them.
