Palm Beach Gardens Publishes a Metal-Specific Reroof Checklist
Palm Beach Gardens operates its own Building Division. Its current residential reroof checklist directs metal-roof applicants to Form 300 and calls for the applicable product approvals or Notices of Acceptance. The permit package should identify the exact panel, deck, underlayment, clips or fasteners, slope, roof zones, and installation conditions that apply to the property.
That is more useful than a proposal that says only “standing seam.” Two roofs with the same broad description can use different metals, finishes, seam profiles, clip spacing, underlayments, and attachment schedules. The written estimate should make those differences visible before plan review or fabrication.
Private Community Review Is Conditional, Not a Citywide Rule
The City's residential reroof checklist says an HOA approval letter is required when specified by the plan reviewer. It does not say every Palm Beach Gardens reroof automatically needs the same HOA document. For homes in communities such as PGA National, BallenIsles, Mirasol, Frenchman's Creek, or Old Palm, the owner should also check the property's governing documents for private rules covering material, profile, color, reflectivity, and visible accessories.
City plan review, a product approval, and private architectural approval answer different questions. One does not replace the others. Resolve each applicable layer before ordering custom panels, and keep the approved color and profile aligned across the permit set, association submittal, contract, and purchase order.
Choosing a System for the Actual Roof
Compare a mechanically seamed standing-seam roof with snaplock, nailstrip, and 5V crimp. The best fit depends on slope, geometry, approval limitations, fastener visibility, finish, maintenance expectations, and the property's design standards—not merely the city name or an advertised wind number.
A complex estate roof with valleys, transitions, skylights, or attached low-slope sections also needs careful scope coordination. The proposal should identify which areas receive metal, how transitions are detailed, whether deck repairs are included, and who is responsible for revisions or engineering if field conditions differ from the plans.
Palm Beach Gardens Estimate Checklist
- Confirm City jurisdiction and review existing permit history.
- Use the current Form 300 and mark the applicable approval pages.
- Name the complete roof assembly, attachment, finish, and warranty terms.
- Check private community requirements and any plan-review request separately.
- List tear-off, deck repair, access, inspection, revision, and closeout responsibilities.
Review the City's current building forms, then use our metal roof replacement guide to compare the full project sequence. When you are ready, request a property-specific estimate.
