Metal Roof Changes in the 2026 Florida Building Code
The 2026 Florida Building Code, set for December 31, 2026, adds uplift testing for metal hip and ridge, a drip edge rule, and fastener limits near salt water.

The 9th Edition (2026) Florida Building Code is scheduled to take effect December 31, 2026. For metal roofs it adds uplift testing for metal hip and ridge covers under ANSI/MCA FTS-1, a drip edge on slopes of 2:12 and steeper fastened at most 4 inches apart, and corrosion rules for fasteners within 3,000 feet of a saltwater coastline.
The Florida Building Commission has published its analysis of changes for the 9th Edition (2026) Building volume and the matching Residential volume analysis. This page pulls out the parts that change how a metal roof is specified, permitted and installed in South Florida.
When does the 2026 Florida Building Code take effect?
The Commission's August 2026 workplan lists December 31, 2026 as the effective date of the 9th Edition. The same workplan still showed the final rule hearing and the publication of the final code as to be determined, and it quotes section 553.73(7)(e) of Florida Statutes: an update takes effect no sooner than six months after the updated code is published. Treat December 31 as the scheduled date, and check the Commission's site before you sign a contract around it.
What changes for metal roofs in the 2026 code?
| Topic | Building volume | Residential volume | What the new section requires |
|---|---|---|---|
| Metal hip and ridge covers | 1504.3.1.1 (new) | R905.10.4.1 (new) | Tested for uplift resistance to ANSI/MCA FTS-1 |
| Flashing for metal roof panels | 1507.4.6 (new) | R905.10.6 (new) | Installed to the code chapter and the manufacturer's installation instructions |
| Drip edge for metal roof panels | 1507.4.6.1 (new) | R905.10.6.1 (new) | Required on slopes of 2:12 and greater, fastened at most 4 inches on center, installed over the underlayment |
| Roofing nails, screws and clips near salt water | 1506.5, 1506.6, 1506.7 point to new Section 1711 | R904.5.1 to R904.5.3 point to new Section R332 | Fasteners and connectors within 3,000 feet of a saltwater coastline must meet the new corrosion resistance section |
| Flashing at hips and ridges | Flashing section revised | Flashing section revised | The exception for flashing at hip and ridge junctions now applies only to steep-slope coverings that are not metal |
| Recovering over an existing roof | Existing Building 706.3 revised | R908.3 revised | Condition 1 reworded for clarity; one exception now allows removing only the upper roof covering when the substrate below is adequate |
Metal shingles get matching flashing and drip edge sections of their own. The recover change comes from the Commission's Existing Building analysis.
What is the new rule for metal hip and ridge covers?
Hip and ridge covers on a metal roof will need a tested uplift rating under ANSI/MCA FTS-1, the same way the panels already need a product approval. Bo Copeland, writing for the Florida Roofing and Sheet Metal Contractors Association in October 2026, notes that this has never been required before, that manufacturers selling in Florida will need test results for each assembly, and that it is not yet clear how building departments will check it. He expects building officials may ask for the installation manual with the permit package, so keep the one that shows the tested ridge detail with your paperwork.
What are the new drip edge requirements for metal roofs?
On any metal panel roof with a slope of 2:12 or more, drip edge becomes a code item: fastened no more than 4 inches apart and laid over the underlayment. The FRSA article adds the installer detail it expects to see enforced, including a 3-inch lap between drip edge pieces and an eave edge that extends half an inch below the sheathing and 2 inches onto the deck. FRSA notes that none of this is new practice, but once it is in the code a missing or short drip edge can fail an inspection.
What changes for fasteners near salt water?
The roofing nail, screw and clip sections now send any fastener or connector within 3,000 feet of a saltwater coastline to a new corrosion resistance section. The Residential analysis describes a table that sets the required protection (stainless steel, enhanced galvanizing or standard galvanizing) by distance from the coastline and by how exposed the site is to salt-laden air. The FRSA article points out that the code does not yet define "coastal shoreline" and suggests stainless steel when the requirement cannot be confirmed.
Measure the distance from the house to the nearest salt water before the proposal is written; under 3,000 feet, expect the clip and screw material to be its own line item. Panel choice near the water is its own question, covered in aluminum vs Galvalume near the ocean.
Does the 2026 code change putting metal over shingles?
Only at the edges. The recover-versus-replacement section keeps its structure: the Commission lists a clarity rewrite of condition 1 and an exception that lets a crew remove only the top roof covering when what is underneath is sound. The two-layer limit and the tile rule stay. Can you put a metal roof over shingles in Florida walks through when a recover is allowed today.
What should a metal roof proposal show after December 31, 2026?
- The product approval or Miami-Dade NOA number for the panel system, under the code edition your permit falls under.
- The hip and ridge detail, with the tested assembly named.
- The drip edge: material, lap and fastener spacing.
- The clip and screw material, and the distance from the house to salt water used to choose it.
- Whether the job is a tear-off or a recover, and why.

Frequently asked questions
Does the 2026 code apply in Palm Beach County?
Yes. The Florida Building Code is statewide, so Boca Raton, Delray Beach and the rest of Palm Beach County permit under it. Broward and Miami-Dade also follow the High-Velocity Hurricane Zone sections, so ask the building department how the new sections apply to a Broward permit.
Which edition applies if I sign a contract in November 2026?
Ask the building department which edition applies on the date your permit application is filed, and have the proposal name it. Until the 9th Edition takes effect, permits are reviewed under the 8th Edition (2023).
