Standing Seam Metal Roof in Fort Lauderdale, FL (HVHZ)
Fort Lauderdale is in the High-Velocity Hurricane Zone, so a standing seam roof needs an HVHZ product approval and the uniform roofing permit application.

Fort Lauderdale is in the High-Velocity Hurricane Zone, so a standing seam roof needs a product approval marked for HVHZ use, a Florida approval or a Miami-Dade NOA, and the HVHZ Uniform Roofing Permit Application: sections A, B and D plus seven attachments for a metal roof. The City takes the permit online through LauderBuild.
Broward and Miami-Dade are the two counties where Florida's High-Velocity Hurricane Zone rules apply, and they change what a standing seam roof needs on paper. This guide covers those rules for a Fort Lauderdale home. The City's permit path, historic districts and estimates are on our Fort Lauderdale metal roof installation page.
Which standing seam panels are approved for Fort Lauderdale?
Only assemblies approved for the HVHZ. Three we read in October 2026:
- FL 36904-R10 (Tri County Metals, 2023 code) lists HVHZ standing seam systems in a minimum of 24-gauge steel or 0.032-inch aluminum, with pressure tables for gable and hip roofs in Miami-Dade and Broward.
- FL 4595.12 R5, a 24-gauge snap lock panel, is rated to 86.0 to 116.0 psf of uplift depending on clip spacing.
- Miami-Dade NOA 26-0714.18, approved August 20, 2026, covers Roll Metal's PAC-150 panel in 24 gauge minimum over plywood at a maximum design pressure of 136.75 psf.
The engineer's design pressure for your roof decides which of these, and which fastening schedule, fits. Snaplock vs nailstrip explains how to read an approval.
What goes in the HVHZ uniform roofing application?
For a metal roof, the uniform application calls for sections A, B and D and seven attachments:
- The fire directory listing page
- From the product approval: the front page, the system description and limitations, and the detail drawings
- Design calculations per Chapter 16, or RAS 127 or RAS 128 where they apply
- Other components of the product approval
- The municipal permit application
- The owner's notification for roofing considerations, on re-roofs only
- Any required roof testing or calculation documents
Fort Lauderdale facts for a standing seam roof
| Fact | Detail | Source |
|---|---|---|
| Hurricane zone | Buildings in the High-Velocity Hurricane Zone follow Sections 1512 to 1525 of the Florida Building Code, Building; the approvals we read publish separate HVHZ pressure tables for Miami-Dade and Broward | FRSA, quoting FBC Existing Building 706.3 (February 2022) |

What happens to the roof deck on a Fort Lauderdale re-roof?
The owner's notification in Section 1524 warns that the existing wood deck may have to be re-nailed under the HVHZ provisions of Chapter 16, because the deck is usually hidden until the old roof comes off. The approval sets the deck too: FL 4595.12 R5 calls for 19/32-inch plywood in HVHZ construction and, on re-roofs where the deck is thinner (15/32-inch at minimum), 8d ring shank nails at 6 inches on center.
Steel or aluminum near the beach and canals?
City Hall is about 2.5 miles from South Beach Park, outside every surf limit in the Galvalume warranties we read. Homes on the beach or on a canal are a different case: Drexel Metals excludes Galvalume within 600 feet of marshes and canals and 2,800 feet of breaking surf. Aluminum vs Galvalume near the ocean lists every limit, and the 2026 Florida Building Code adds corrosion rules for fasteners within 3,000 feet of a saltwater coastline (the 2026 code changes).
Frequently asked questions
Can I use a Palm Beach County metal roof approval in Fort Lauderdale?
Only if the approval is marked for the High-Velocity Hurricane Zone. Florida's approval search has an Approved for use in HVHZ field, and a Miami-Dade NOA is written for the HVHZ.
Does a standing seam roof in Fort Lauderdale have to be aluminum?
Not by code. The coastal limits come from the panel warranties: the Galvalume warranties we read exclude homes within 1,500 to 2,800 feet of breaking surf and set shorter limits for bays and canals. City Hall is outside them; beachfront and canal-front homes may not be.
Who signs the uniform roofing application?
The roofing contractor prepares it. On a re-roof, the owner initials each Section 1524 notification item the contractor has explained, and both sign that page.
